When they sat down and did the maths, the residential schemes and other bits didn’t add up. The ambiguity of that side is disappointing given the time it’s taken An 'outline planning application' for the surrounding areas with conditions for further details required will probably be what ends up happening. Not uncommon for large developments.
Popular Post UHDrive Posted 12 August 2021 Popular Post Share Posted 12 August 2021 (edited) Don't get your panties in a twist everyone. All of the £3-4mil architects/engineers drawings would've focused on the stadium. It goes in a process from a development control point of view; 1. Buy/own land. 2 subdivide that land (if necessary). Example: David Wilson purchased xx Hectares of green belt land. Usually they would buy this from a farmer etc who would've already gone to the council planning department. The farmer applies for it to be for residential use but with no details at all required. Planners say yes. Whole site is demarked with a red line and a blue line. Red is the application boundary and blue is the outline permission boundary. 3. Farmer sells to Mr Wilson. 4. Greedy Mr Wilson makes money by dividing it into 4 parcels of land as "outline permission". 5. They all apply for a "full application" with a view to a net profit of between 20-25% on the whole site. Yes Ineed - hence naughty housebuilders. 6. Quite often some builders will again apply to the planners for an outline permission to buy some time or sell it on. 7. In our case it seems that the stadium and all other areas of land are being applied for as a "full application". Full applications are where every part of the site/buildings are detailed and is going to be constructed as so. The land owners have until 3 years to start works or they go back to the beginning. 8. Point 7 I got from the planning online info that stated which parts are to be applied for in full now. 9. An outline application only exists for the E.on building as of now. I'm not surprised as it's going through a change of ownership and might not yet have been designated as anything. Essentially the whole site bar the Eon building is being applied for in full which means it will all be developed at the same time but as a phased approach. Once the applications are approved and a spade has been placed in the ground then King Power can negotiate with the planners as to a build programme of what gets built first and the other buildings in order of first/simultaneously/last. So even though there are no details for the other buildings that we have, I'd imagine that they must have a) been done, or b) be accepted informally by the planners in a concept form that we might see later (with more detail) I'm sure some wise ass will tell me I've missed something out! Hope this helps. Edited 12 August 2021 by UHDrive 5

The traffic aspect of this added development is very important and anyway we can find of lessening the burden on traffic should be looked at in an environmental capacity. I wonder if a collaboration between the Council and the club with a fly over or bridge where traffic could access the motorway without any impact on the everyday traffic around that area could be found.

Yeah. And a bigger ground will increase income, as will improving on-field performance. But they also want to increase King Power income across the board, not just through LCFC. But then again it might be a while until they have a normal year again, if they ever do, so I imagine all this is at least in part to insulate themselves against that, and not all about putting money into the only bit of King Power we care about!
