I thoroughly agree with the principle but after watching that program during the week there simply aren't enough houses. A bloke on 5 live the other day is disabled and his daughter goes to uni. Her room is now classed as a spare room and he's ****ed. It's not like you can even console him telling him his daughter will look after him once she's graduated as there aren't enough graduate job vacancys either!!

Full time students are exempt so he should not be penalized for having his daughters room! she needs somewhere to go in the summer holidays hence why its not included!

 

Not sure why i am telling you this as he was on the radio but just thought i'd add this into the debate!

Why are people so obsessed with celebs?

Lads would rather see Rachel Riley in a tight dress or Natalie Sawyer with her wangers popping out than some hot bird getting nailed.

Is it because we already feel like we know them and have an insight into their lives?

This thread is for what pisses you off, and seeing someone who knows less about science than El Empty (who has previously claimed Humans have been around for 66m years and that oil is abiotic) in charge of science in this country really pisses me off. He's an absoute lunar-tic, and shouldn't have any say over science in this country.

Letting agents: Absolute, bona fide c'unts.

 

I own my house, but it doesn't stop me getting enraged about these useless, thieving, despicable, low-life, greedy oxygen-wasters.

 

It's just a fact that, typically, people in the rental side of the property market are broadly-speaking on lower incomes. And yet these disgusting heaps of excrement take advantage of everybody they can by charging left, right and centre for everything.

 

Firstly, there's the now seemingly ubiquitous "Application Fee", that they charge potential tenants. This is charge for the agent carrying out administrative activities for which they are already being paid to do - ie. their fvcking job. This cost is, in part, to cover the cost of credit checking. Firstly, why should the tenant pay for a cost that the landlord or agent desires to be carried out? Secondly, credit checks do not cost the £200-odd that these fvckers often charge. I used to work in finance and we used to pay Experian something like 55p for a credit check. And just to clarify, that's pence not pounds.

 

Then they have the bare-faced audacity to charge tenants a further "Admin Fee" for the extension of their contract, the signing of which benefits only the landlord and, more so, the agent.

 

The only reason these low-life chancers continue to get away with these spurious fees is that people pay them. 

 

My plea to landlords: Don't be a lazy bastard. Get your own copy of a tenancy agreement and use a brokerage to advertise your property on the usual websites. You'll save yourself thousands.

 

Tenants: Contact your letting agent and ask for the landlord's details (they're legally bound to provide these under the Landlord and Tenant Act 1985). Contact your landlord and tell them you want to deal with them direct and to go halves on the savings from the management fee.

 

Prospective tenants: Search for properties not managed by agents. If you're absolutely convinced you want a property advertised through an agent, simply refuse to pay any of the fees they ask for. If everybody did this, they'd stop trying it on.

Too true BornBlue, the fees when I started renting my new house early this year were ludicrous. They were charging an inventory fee on a per person basis. This is for an inventory of the items in the house belonging to the landlord - why does it have to be per person, there's only one lot of stuff to inventory! What really took the biscuit was the mandatory tenants liability insurance to cover against any damage to the landlord's furniture. This is for an unfurnished property, but according to the letting people, it's company policy. Funnily enough, the estate agents also have a sister company that sells such insurance. Bloody money grabbers!

When me and the missus were renting, we were careful not to damage anything - even put carpet samples down in the kitchen so as not to stain the existing carpet when cooking (yes, it had carpet in the kitchen). When we left after 2 years they came to do the leaving inventory, they pointed out the windows needed cleaning and the oven needed doing. We did the windows but were willing to pay their £50 oven cleaning charge. The bastards then billed us £80 for a 2nd inventory to check we'd cleaned the windows. Absolute scum.

 

My missus had previously rented privately and had none of her deposit docked even though there was some minor damage to the property after her stay. Downside was the landlord would often turn up unannounced showing new tennants what his properties were like, sometimes incredibly poorly times (details withheld)

The trick is not to give a single fvck what the letting agent is asking for and instead tell them what you're willing to pay. I've never paid a penny in agents fees and have never paid the asking price for rent. You get laughed at a lot by the agents when you start negotiations at 50% of the list price, and it will probably take a few attempts to get a good deal, but for the money you can save it's well worth the effort.

The problem with the leaving fees was they docked them from the deposit money so it was too much hassle to claim back. We had agreed £20 off the original rent which never went up while we were there so wasn't all bad. I now own a place (well... In 24 years when it's paid off) so hopefully won't have to deal with those types again

Er... I always forget to indicate when I approach the Wigston roundabout where the MaccyD's is. When I approach most roundabout and head for the second exit which seems straight I forget, but I'm a learner so you can forgive :P ... I say learner, I've done 70 lessons and have been learning for a year and half now  >_<
